Shovels in the ground mark a new chapter at The Nook!

It’s official! Construction has begun at The Nook, Colac, with a sod-turning ceremony held on site recently to celebrate the start of this exciting new residential community in Victoria’s south-west.

The milestone event was attended by Victorian State Member for Polwarth, Richard Riordan, alongside representatives from developer JSAC Developments and marketing agent Oliver Hume Property Group, who came together to mark the beginning of a new chapter for the project set to bring new housing to the growing Colac community.

The start of construction is a significant step forward for The Nook, keeping the project on track for forecast Stage 1 titles in November 2026, and more importantly, bringing buyers another step closer to building their new home.

A connected, convenient community

The Nook comprises 124 land lots, offering a mix of modern townhomes and house and land packages designed to suit a wide range of buyers — from first home buyers and young families to investors and downsizers. The estate has been thoughtfully planned to put residents close to everything they need, with shops, schools, healthcare, sports clubs and dining all within three kilometres. The result is a neighbourhood that balances the relaxed pace of regional living with everyday convenience.

Speaking at the event to the importance of supporting growth in regional Victoria, Mr Riordan highlighted the importance of projects like The Nook for the future of the region:

“Young families and regional communities need greater access to affordable, high-quality housing, and developments like The Nook are an important investment in the future of Colac. We’re seeing more people wanting to call this region home, and it’s great to see construction begin on this stage that will help underpin local growth and provide more housing opportunities.”

Located approximately 150 kilometres south-west of Melbourne, Colac is a well-established regional centre on the shores of Lake Colac, and serves as a gateway to the Otway Ranges and the Great Ocean Road — with Geelong just an hour’s drive away. For buyers chasing lifestyle without sacrificing connection to Melbourne, the location is hard to beat.

James Sutton, Director of JSAC Developments, said the start of construction marked a significant moment for the project and the wider community.
“The Nook has been shaped to provide residents more than just a place to live,” Mr Sutton said. “We set out to create a connected neighbourhood where the lifestyle, convenience, and sense of community would appeal to families, first homebuyers, investors, and downsizers. The Nook offers an affordable option without compromising on quality or connection.”
